Garden rooms generally do not require planning permissions as they usually fall into your permit development rights. 

Meeting the following conditions will typically exempt garden buildings from both planning and building regulations, except if the building is intended for use as sleeping quarters.

The structure will be situated within a distance of 2.0 meters from the property boundary, with a maximum height of 2.5 meters from the current ground level. Additionally, it will have a floor area of less than 30 square meters.

Here are some specific situations where you might need planning permission:

  • Your garden building is in front of your house's main entrance or facing the highway.
  • It occupies more than half of the land area around your original house.
  • Your garden room is on land designated as a National Park, Area of Outstanding Natural Beauty, Conservation Area, World Heritage Site, or similar.
  • It's within the curtilage of a listed building.
  • Your garden building exceeds 30 square meters in size and doesn't comply with specific height limits based on its distance from property boundaries.
  • Someone intends to live in the new building, regardless of their identity.
  • If you intend to have a bathroom, kitchen, or bedroom in the grarden building.
